Testing and Commissioning in MEP: What Happens Before Handover

Testing and commissioning helps confirm that MEP systems are ready before the client starts using the space. It is one of the most important parts of project close-out.

The process can include electrical checks, HVAC operation, plumbing pressure, drainage flow, ELV testing, CCTV recording, snag lists, and handover records.

Electrical testing

Electrical checks may include DB inspection, labels, continuity, polarity, insulation, circuit function, lighting, sockets, and safety observations.

HVAC commissioning support

HVAC checks may review cooling operation, airflow, thermostat response, drain line condition, noise, and access for maintenance.

Plumbing testing

Plumbing checks can include pressure testing, leakage inspection, flushing, drainage flow, and fixture operation.

ELV and CCTV testing

ELV testing checks cameras, recorder, remote viewing, network points, intercom, access control, and basic system operation.

Snag closure and handover

Issues should be listed, corrected, checked again, and handed over with clear records where required.

Before handover, check:
