Residential MEP Case Study
Villa MEP Rectification in Dubai Hills
Power Craft MEP Contracting carried out coordinated HVAC, electrical and plumbing rectification at an approximately 14,000 sq. ft. private villa in Dubai Hills following a detailed property inspection.
Project Summary
Power Craft MEP Contracting carried out MEP rectification at an approximately 14,000 sq. ft. private villa in Dubai Hills, Dubai, following a detailed property inspection. The work covered HVAC, electrical and plumbing items, including cooling and ventilation issues, electrical connections and panel-related concerns, water-pump operation, drainage and manholes. The client requested completion within approximately three weeks. By coordinating the three trades and working additional hours where required, the active rectification scope was completed in 12 working days during the 10–27 June 2026 project period. Additional HVAC and manhole-related items identified during the works were also addressed, and the completed works were handed over with a one-year warranty.
What the Inspection Identified
The property inspection identified issues across several MEP systems rather than one isolated maintenance problem.
The findings included AC cooling and ventilation concerns, electrical connections requiring rectification, signs of overheating around an electrical panel, water-pump and circulation issues, and plumbing, drainage and manhole items.
Because the findings affected different systems, the rectification work was coordinated across the HVAC, electrical and plumbing teams as part of the villa's wider MEP maintenance services requirement.
HVAC Rectification
One of the noticeable HVAC issues involved inadequate cooling in the roof room. The AC had been set to 20°C, but the room remained above the selected temperature during the inspection.
The HVAC system also required attention to filters, outdoor condenser units, FCUs and ventilation. The coordinated HVAC services in Dubai included:
- AC inspection and performance checks
- Cooling-related rectification
- Cleaning of dusty AC filters
- Outdoor condenser cleaning and maintenance
- Inspection of FCUs and associated components
- Condensation-related checks and rectification where required
- Correction of insulation and support issues associated with MEP services
- Fresh-air damper inspection and adjustment
- Airflow and ventilation checks
- Thermostat and AC control checks
- Final operational checks
Fresh-air dampers had been found closed during the property inspection. These were checked and adjusted as part of the HVAC rectification work because their position affected fresh-air circulation and ventilation.
The HVAC systems and affected components were operationally checked again before handover.
Additional HVAC Work Completed During the Project
The original agreed scope included two main HVAC rectification items.
During the works, the technicians identified another HVAC issue requiring attention. The additional rectification was completed during the project without an additional charge to the client.
Electrical Rectification
The electrical findings required attention because they included exposed connections, improperly protected connector blocks and signs of overheating around an electrical panel.
The electrical works included:
- Inspection and rectification of exposed electrical connections
- Protection and termination of affected wiring
- Electrical panel inspection
- Rectification of overheating-related concerns
- Checking affected circuits and circuit breakers
- Rectification of damaged electrical components where required
- Earthing and grounding corrections
- Circuit identification and labelling
- Conduit and support rectification
- Testing of affected electrical points
- Final operational checks
The affected electrical points were rectified, correctly terminated and checked before project handover.
Plumbing, Pumps & Drainage Rectification
The plumbing scope included the villa's water pumps, circulation system, water supply, drainage and manholes.
One of the motors/pumps was not operating correctly and required troubleshooting and rectification. The plumbing works included:
- Water-pump inspection and rectification
- Rectification of pump operational issues
- Circulation-pump checks
- Correction of abnormal pump operation and noise
- Water-supply leak rectification
- Hot-water pipe insulation
- Pump-room MEP corrections
- Drainage checks
- Manhole inspection and rectification
- Removal of stagnant water where required
- Rectification of additional manhole issues identified during the works
- Plumbing identification and labelling
- Final testing of repaired plumbing systems
The affected pump, circulation, plumbing and drainage items were checked following the respective rectification works before handover.
Additional Issues Identified During the Project
Some conditions only became visible after access points were opened and the affected systems were inspected or tested.
During the rectification works, additional HVAC and manhole-related items were identified beyond the initial scope.
These items were handled during the project rather than being left unresolved at handover.
The additional HVAC rectification was completed without an additional charge to the client.
Three-Week Requirement Completed in 12 Working Days
The client initially requested completion of the MEP rectification works within approximately three weeks.
Power Craft coordinated manpower across the HVAC, electrical and plumbing trades and worked additional hours where required.
The active rectification scope was completed in 12 working days.
The shorter working period did not remove the final checking stage. The affected systems were checked following the respective rectification works before handover.
Final Checks & Handover
Following completion of the rectification works, the affected HVAC, electrical and plumbing systems were checked before handover with relevant testing and commissioning support.
The final project included the original agreed scope together with additional HVAC and manhole-related items identified during the works.
The completed works were handed over with a one-year warranty.
Project Outcome
The completed project included:
- Coordinated HVAC, electrical and plumbing rectification
- Roof-room AC and cooling-related checks
- AC filter and outdoor condenser maintenance
- Fresh-air damper and ventilation rectification
- Rectification of affected electrical connections and panel-related concerns
- Water-pump and circulation-system rectification
